Freddy is a licensed Texas home inspector (TREC #26508-PI). But this service isn't an inspection — it's a review of the inspection you already had. We don't visit your property. We read your report and explain it in plain english.
Most inspectors are happy to clarify their findings. But there are limits to what they can tell you — inspectors legally can't advise you on what to do about a finding or what repairs will cost, and many are careful to stay clear of that line. We're a separate opinion whose whole job is the part your inspector can't do.
24–48 hours standard. Rush is available and we'll confirm before you commit. Option periods are short and we know it.
No, and that's deliberate. Working from the report keeps this fast and affordable. If something genuinely requires eyes on site, we'll tell you and help you figure out who to call.
They're ranges, not quotes — nobody can quote a job from a photo. But they're built on real Houston-market labor and material pricing, and we tell you what pushes a job toward the high end so the range is useful instead of vague.
Probably not. Findings count reflects how thorough your inspector was more than how bad the house is. A detailed inspector on a well-maintained 1990s home routinely flags 50–70 items. What matters is which ones.
We won't make the decision for you — that's yours, and it involves things we can't see, like how much you love the kitchen and what else is on the market. What we'll do is make sure you're deciding with complete information.
Yes, indirectly. You'll go into the conversation knowing what things cost and which items commonly get addressed. The negotiating itself is your agent's job.
Both. Older Houston homes come with their own patterns — cast iron drains, original wiring, foundation movement in our clay soil. New construction has its own set, and new-build reports are often longer than resale reports. We handle both.
Yes. We work from documents, so we can review a report anywhere in Texas. Our cost data is strongest in the Houston metro and we're building out the rest of the state.
All reports include up to an hour of consultation, either over the phone or Zoom. Also, you can always email us. We're not going to nickel-and-dime you over a few follow-up questions.
We quote you our flat rate ($150) before starting. You approve, you pay, we go. No hourly billing and no surprises. We accept payment via credit/debit card only.
